One lifted soffit panel
is all a colony needs.

Why Brandon

Why these rooflines let them in

Brandon is an unincorporated community in Hillsborough County, east of Tampa along the Brandon Boulevard corridor, and the bulk of its housing was built between the 1970s and the early 2000s. That era of Florida construction is concrete block with a vented aluminum or vinyl soffit clipped into a J channel, and those panels work loose at the corners as fascia moves and fasteners age. A single lifted panel end opens a sheltered run along the whole eave with clear flight access, and from the driveway it looks like nothing worse than a cosmetic gap. The older streets north of the boulevard keep a mature oak canopy, and the Alafia River corridor to the south holds the standing water that keeps insect numbers high after dusk.

Brandon has no city government of its own, so exterior work here answers to Hillsborough County rather than a municipal code office. The rule that governs scheduling is the state one. Under Florida Fish and Wildlife Conservation Commission guidance, bats may not be excluded without appropriate authorization between April 16 and August 14, while females are raising flightless pups. April 15 is the last day exclusion can be carried out without a permit and the window reopens on August 15, so calls during the closed season are used to inspect, locate the entry points and quote the work rather than seal anything.

What we handle

From the first noise to the last seal

How the job runs

Find the panel, empty the run, close it

  1. 01

    Read the eave

Panel ends, mitered corners and vent screening get checked along the whole run, not just under the droppings.

  2. 02

    Fit the doors

One way doors go on the openings in use so bats drop out to feed and cannot climb back in.

  3. 03

    Refix the soffit

Panel ends are mechanically fixed rather than clipped back into the channel that already let go.

  4. 04

    Clear the cavity

Soffit runs have no crawl space, so deposits come out through targeted access and the cavity is treated.
